Spatial planning is now one of the most important processes of regulated property management in Poland at the three levels of Government: national, regional and municipal level. Actions taken in the management of space, the most important from the point of view of society and directly affecting our lives, are implemented at the local level. It should be noted that all manifestations of actions taken in the design and planning of the ways to manage the surrounding us space affect the majority of real estate management processes – both legal and administrative and technical (geodetic support). The correct planning policy must not only stimulate good governance, but also the level of supply and demand on the real estate markets and causes an increase in activity in the sector concerned.
Activities in the field of spatial planning in the village appear in the form of a draft study of the conditions and directions of land-use planning, and subsequently the enactment of local spatial plan. The study’s findings are, in principle, the information function, however, his records are binding when drawing up local plan. In turn, this Act of local law, unlike the study, resulting in not only a change of destination, but also produces legal effects specified on the possibility of disposal of immovable property. Both the findings and the study of the local plan cause very significant changes for a number of property management processes, especially in local markets.
The study, by the example of selected, changes that were presented in connection with the adoption of the plan of study and topical in terms of information on pricing, transactional, real estate. In the context of the implementation of the management processes of real estate also shows the nature of the changes in the value of the property.
