ABSTRACT

For calculation of capitalization rate of real estate are necessary data of prices and lease
of individual properties and further specifications of these properties. This data should
be obtained automatically and continuously. The article deals with database
development and data collection for this purpose. With this goal relates recalculation of
prices based on quantitative and qualitative factors and classification of real property
types. The rate of capitalization is influenced by many factors. One of them is location
of real property. In this article we are focused on localization of selected real property,
analyzing them and their location in flood zones. Flood zones define the level of risk
that affect the level of capitalization of the real property.
